When applying to rent a property, an appointment will be required to inspect the home with one of our Property Management team. Please contact our office on 03 5446 8524 to arrange a suitable time.
All properties currently for rent can be viewed on our website. Prospective tenants wishing to apply for a property can do so by completing an application form. Each adult that will be residing in the home will need to complete a form. All application forms are to be completed in full with references and employment details provided where appropriate. Incomplete applications will not be accepted.
Once an application is approved, a Residential Tenancy Agreement is drawn up for both the landlord and the tenant to sign. It is a legally binding agreement whereby both parties agree to abide by the conditions as set out in the Agreement. The Tenancy Agreement is based on the Residential Tenancies Act 1997.
At the signing of this agreement, the tenant is required to pay their bond and the first two (2) weeks rent. The first two (2) weeks is payable by cash, money order or direct deposit to Select Property Group and the bond equal to four (4) weeks rent is payable by cheque or money order directly to the Residential Tenancies Bond Authority (RTBA). The RTBA hold the bond in trust for the tenant until it is released back to the tenant upon successful completion of the tenancy.
Before taking occupancy of the premises, our Company will complete a detailed Condition Report including photos, as evidence on how the property is presented to the tenant. The tenant has three (3) working days to make any corrections to this report before signing and returning it to our office. A Statement of Rights and Duties is also provided to the tenant, which is a summary outline of both parties’ rights under the Tenancy Agreement.
